Latifah serves as co-president of BlueSugar Corporation which is partnering with GonSosa Development to build a $14 million affordable housing project in her hometown of Newark, New Jersey. According to NJ.com, the project will be located along Springfield Avenue and South 17th Street and will feature 23 family townhomes, 16 smaller units, a shared fitness center and a commercial space that will be rented to non-profit organiza-tions. There will be affordable units that are geared to income, as well as market rate units. The project is expected to break ground this summer. UNION STATION WEST ONE STEP CLOSER TO BECOMING REALITYA project that has been dubbed “Union Station West” at the Toronto Pearson International Airport is closer to becoming a reality, having secured the support of both the Toronto Region Board of Trade (TRBOT) and the Mississauga Board of Trade (MBOT). The project also has the support of many area residents, as well as industry stakeholders and regional municipalities. The project was proposed by Greater Toronto Airports Authority (GTAA) in its report Infrastructure Options to Improve the Movement of Goods in Canada’s Innovation Corridor. The report indicates that investment in a second regional transit hub would improve access to the region’s employment areas while minimizing the number of automobile commuters on the highly congested 400 series highways and optimizing supply chain efficiencies. JHVEPhoto / Shutterstock.com7INDUSTRY NEWSCANADA TO SEE TWO-YEAR DECLINE IN NEW HOME CONSTRUCTIONA report by Altus Group indicates that for the next two years, new home construction in Canada will decline with housing starts falling 2 to 3.7 percent over that period, trends that are being attributed to a slow economy and an expectation that interest rates will rise. According to the report, the seasonally adjusted annual rate of housing starts will fall from 212,843 total units in 2018 to 208,550 this year. Canadian Mortgage and Housing Corporation (CMHC) data shows a decline in housing starts in the last six of seven months and there is an expectation looking ahead that housing starts will continue to fall in every provincial market except Alberta and Saskatchewan. There is also a downward trend in sales in hot markets across the country where home sales at their lowest level in over six years, with key markets like Vancouver and Ontario being par-ticularly hard hit by the decline in sales. ONGOING U.S.-CHINA TRADE WAR COULD SPELL BAD NEWS FOR CONSTRUCTION INDUSTRYAn ongoing trade war between the U.S. and China stands to have serious implications on a number of markets and sectors, particularly the U.S. construction industry, unless a mutually beneficial resolution can be found. The tariffs that were imposed by President Trump in September 2018 are having a major impact on the U.S. housing market, which relies on many imported goods for the construction of projects such as Canadian lumber and steel, as well as Chinese steel and aluminum. Domestic production alone cannot satisfy demand and requires imported materials, like steel, to supplement supply. Demand on local steel manufacturers could drive up price, lengthen lead times and contribute to inefficiencies on projects across the country, problems that will inevitably be passed on at the contractor and subcontractor levels and could slow growth.Chinese-imposed tariffs on U.S. products are also having a ripple effect on the construction industry because companies, in the oil and gas sector for example, do not want to invest in new infrastructure projects if there is a tariff on exports from the U.S.Tariffs have impacted intermediate goods like raw materials, parts, industrial inputs and capital equipment necessary for U.S. com-panies to manufacture and grow. Manufacturers across the U.S. are already struggling to grow because of a persistent shortage of labour and the need to modernize, and any additional costs could disrupt supply chains and further hamper growth. 8INDUSTRY NEWSLARGEST STUDENT HOUSING PROJECT IN U.S. UNDERWAYHORIZON NORTH MAKES ONTARIO ACQUISITIONThe largest student housing project in the U.S. broke ground at the University of California, Davis. Once completed, it will provide an additional 3,300 beds in the West Village neigh-bourhood. One-third of those beds are expected to be ready by the time the fall 2020 academic year commences. The project is being developed on 34 acres and will feature nine four-story apartment buildings, indoor and outdoor common areas and recreational fields, as well as a 10,000 square foot community building that will house the fitness area, multipur-pose room and student support services. The Michaels Organization is the developer and will be supported by Stantec, which will provide the lead architectural, engineering, interior and landscape architecture services on the project. CBG Building Company was selected as the general contractor.Not only is the project the largest student housing project in the U.S., it is setting an example as it has a goal of achiev-ing 100 percent zero-net-energy (ZNE) efficiency annually. The building will be designed and constructed to generate as much energy as it consumes each year, relying on on-site solar photovoltaic arrays. The project has set out to achieve LEED Silver certification through material selection, reducing site impact, optimized and efficient building systems to reduce energy and water con-sumption, waste reduction, and other design considerations that reduce the buildings’ impact on the environment through sustainably designed systems and eco-friendly materials, as well as an extensive network of bike paths to support the bicy-cle-oriented culture of the campus. Horizon North Logistics Inc., an Alberta-based firm that builds work camps, has acquired NRB Inc. (Canada), an Ontario manu-facturer of permanent and temporary buildings that has a 95,000 square foot manufacturing footprint in Grimsby, Ontario. The $16.5 million cash and shares deal is expected to close in April. Horizon North has cited this move as the next step in its growth strategy, as it will position it for strategic access to major transportation routes that provide access to numerous markets, as well as a diverse labour pool. The acquisition will also diversify its offerings from wood-frame modular construction to steel-frame construction, which is NRB’s forte, strengthening its presence in Eastern Canada and expanding its Canada-wide footprint as demand for modular construction grows.9Next >
